FAQ

Meth testing questions

Frequently asked questions

What is a meth test?

A meth test samples surfaces in a property — walls, ceilings, door frames, exhaust fans and vents — for methamphetamine residue. Samples are read on site with a presumptive screen or sent to an accredited laboratory for a measured result in µg/100cm².

What level of meth is considered safe in Queensland?

Queensland has no legislated figure of its own. The national 2011 guidelines say methylamphetamine on inside surfaces should not exceed 0.5 µg/100cm², and Queensland bodies such as the RTA refer to those guidelines.

How long does a meth test take?

Sampling time depends on the number of rooms and structures in the scope. Screen results are available on the day; laboratory turnaround is confirmed when the test is booked.

Who pays for a meth test?

Usually whoever needs the answer: the buyer before settlement, the owner for a rental, or the insurer during a claim. Every test is quoted before it is booked.

Can you tell whether a house was a lab or just smoked in?

Levels and their pattern give a strong indication. Manufacture usually leaves higher, more widespread readings; smoking usually shows lower readings concentrated in certain rooms. The report explains what the results suggest.

Do you do the works if a test is positive?

No. Meth Testing QLD only tests. Keeping testing separate from the works means the clearance result is independent of whoever did them.

Is meth testing destructive?

No. Wipe and swab samples are taken from small marked areas using a template. Nothing is removed from the property.

Which rooms are sampled?

Living areas, bedrooms, kitchen and bathroom exhaust points, return-air vents and any room where use is suspected. The 2011 guidelines say any room used by a child under 16 should be sampled at least once.

Can a tenant request a meth test?

Yes. A tenant can raise suspected contamination with the owner or manager. The RTA describes a Form 11 notice to remedy breach if the request is ignored.

Are visits discreet?

Yes. Unmarked vehicles, and the job is not discussed with neighbours or anyone the client has not authorised.

Are DIY kits as good as a professional test?

They are useful for a first look. For a purchase, an insurance claim, a tenancy dispute or a clearance, an independent tester’s documented report carries more weight.

Does landlord insurance cover meth?

Some policies do, often with conditions such as a baseline test or regular inspections. Check the policy wording; reports are written to support a claim.

Is a commercial property assessed against the same figure?

No. The Environmental Health Australia code of practice uses 10 µg/100cm² for commercial and industrial settings and roof spaces, and 0.5 µg/100cm² for homes.
