Short answer
Logan is a city of detached houses with a large rental market: 34.6% of occupied homes were rented at the 2021 Census and only 22.6% were owned outright. For Logan landlords, baseline and vacate testing is the routine; for buyers, a whole-house screen before settlement is the practical first step.

Why test a Logan rental at every change of lease?
When a third of a city’s homes are rented, properties cycle through tenancies often. Each change is a point where a problem can begin and a point where it can be measured. Owners who test at the start and end of each lease have a run of dated results; when something changes, they know which tenancy it belongs to. That record is what insurers and tribunals look for, and without it a claim depends on description rather than evidence.
The RTA expects owners to keep a rental fit to live in throughout a tenancy, including minimum housing standards, and to raise contamination concerns with the tenant promptly.
Buying an ex-rental house
With 85% of Logan homes being separate houses, most purchases are whole houses with a garage and often a shed. A screen of every room plus the garage gives a fast read. If a property was an investment for years, ask the agent whether any testing was done between tenancies; an existing baseline is useful context, though a buyer should still have their own test done.
Semi-rural Logan: Jimboomba, Park Ridge and the southern estates
The southern part of the city mixes acreage with fast-growing estates such as Yarrabilba. On acreage, list every outbuilding in the scope. In a new estate, the question is mostly whether the house has been let yet; if it has, test it like any other rental.
Who regulates former drug-lab sites here?
Queensland Health says local governments regulate the health risks of former illicit drug laboratory sites under the Public Health Act 2005. For this area that is Logan City Council. Rental matters sit with the Residential Tenancies Authority.

Local questions
What should a Logan landlord do if a tenant reports suspected meth use?
Raise it with the tenant promptly, give proper entry notice under RTA rules, and arrange a test. The result decides the next step.
Is the garage included in a house test?
It should be. Garages are a common place for smoking out of sight and are included in a standard house scope when requested.
