Short answer
A third of Sunshine Coast homes are owned outright, so many purchases are from long-term owners or estates, and the council area runs from coastal units at Mooloolaba to hinterland acreage around Maleny. A pre-purchase test is planned around which of those two property types you are buying.

Coastal units versus hinterland acreage
Across the council area, apartments and townhouses make up about a quarter of homes, mostly on the coast. Those tests follow the lot-by-lot approach: each room sampled, exhaust points included, common property left to the body corporate. In the hinterland the property is usually a detached house on a large block, and the questions change. Sheds, granny flats, studios and caravans on the block are all places residue can be found, and none of them is covered unless they are named in the test scope.
Buying from a long-term owner or an estate
A home owned by one person for decades is usually low risk, but the history that matters is the last few years, which a buyer cannot see. If a property was let out, used by family, or sat empty before sale, a test answers the question directly. Estate sales are often sold as-is with limited disclosure, which is a reason to test rather than a reason to skip it.
Queensland’s Form 2 seller disclosure statement, in force since 1 August 2025, lists prescribed matters. Your conveyancer can tell you whether a testing condition belongs in the contract.
What about short lets?
If a property has been used for short-stay letting, many different occupants have passed through. That does not mean contamination, but it does mean the owner cannot vouch for every stay. A screen before purchase or between management arrangements is a modest cost against that unknown.
Who regulates former drug-lab sites here?
Queensland Health says local governments regulate the health risks of former illicit drug laboratory sites under the Public Health Act 2005. For this area that is Sunshine Coast Council. Rental matters sit with the Residential Tenancies Authority.

Local questions
Are sheds and granny flats included in a house test?
Only if they are listed in the scope. Outbuildings are often where residue is found on acreage, so name every structure you want sampled when booking.
Is a deceased-estate purchase worth testing?
Often, yes. Estate sales commonly come with limited history and are sold as-is, so a test fills a gap the seller may not be able to.
