Who it’s for
Who needs a meth test in Queensland?
Short answer
Anyone who will rely on a property’s history but can’t confirm it: buyers before settlement, landlords at each change of tenant, insurers assessing a claim, and owners after works. Residue is invisible, so the only way to know is to sample the surfaces.
Buyers
Before settlement, inside the inspection window, so the result can still change the decision.
Landlords & property managers
Baselines before a lease, vacate tests after, and answers when use is suspected.
Insurers & disputes
Laboratory figures under chain of custody, for claims, negotiations and tribunals.
Caravan & vehicle buyers
Small, enclosed spaces where residue concentrates quickly.
How it works
What happens during a meth test?
- 01
Set the scope
Property type, rooms, outbuildings, vehicles, and why you need the answer. That decides screening, laboratory samples or both.
- 02
Sampling
Wipe or swab samples from marked 10 × 10 cm areas in each room, including exhaust points, vents and any room used by a child.
- 03
Results
Screens are read on the day. Laboratory samples travel under chain of custody and are analysed for a measured figure.
- 04
Report
Room-by-room results against 0.5 µg/100cm², sample locations, method, and a plain-English summary you can forward.
The guideline
What level of meth residue is acceptable?
Queensland has not legislated its own figure. The Australian Government’s 2011 national guidelines say methylamphetamine on inside surfaces should not exceed 0.5 µg/100cm², and the RTA points Queensland landlords and tenants to those guidelines. Environmental Health Australia’s 2019 code of practice uses 10 µg/100cm² for commercial areas and roof spaces.
The guideline explained| Setting | Figure |
|---|---|
| Homes, units, inside surfaces | 0.5 µg/100cm² |
| Commercial and industrial | 10 µg/100cm² |
| Roof spaces | 10 µg/100cm² |
1 µg = one millionth of a gram. 100cm² = a 10 × 10 cm square.
Independent
Why testing is kept separate from works
A contractor who signs off their own work has an interest in the result. Meth Testing QLD only tests. When surfaces need attention, you choose who does the works, and the clearance test stays independent of them.
Testing only
No interest in what the result costs you to fix.
Documented
Sample locations, method, chain of custody and laboratory certificate.
Discreet
Unmarked vehicles and no conversations with neighbours.

Common questions
What is a meth test?
A meth test samples surfaces in a property — walls, ceilings, door frames, exhaust fans and vents — for methamphetamine residue. Samples are read on site with a presumptive screen or sent to an accredited laboratory for a measured result in µg/100cm².
What level of meth is considered safe in Queensland?
Queensland has no legislated figure of its own. The national 2011 guidelines say methylamphetamine on inside surfaces should not exceed 0.5 µg/100cm², and Queensland bodies such as the RTA refer to those guidelines.
How long does a meth test take?
Sampling time depends on the number of rooms and structures in the scope. Screen results are available on the day; laboratory turnaround is confirmed when the test is booked.
Who pays for a meth test?
Usually whoever needs the answer: the buyer before settlement, the owner for a rental, or the insurer during a claim. Every test is quoted before it is booked.
Can you tell whether a house was a lab or just smoked in?
Levels and their pattern give a strong indication. Manufacture usually leaves higher, more widespread readings; smoking usually shows lower readings concentrated in certain rooms. The report explains what the results suggest.
Do you do the works if a test is positive?
No. Meth Testing QLD only tests. Keeping testing separate from the works means the clearance result is independent of whoever did them.
